A shingle roof is one of the easiest and carefree roofs to have on your home. By that we mean there is little or no maintenance required on a shingle roof!

 

Not only that, but a shingle roof is the easiest roof to make repairs on, should you encounter a leak or some physical damage.

 

Compared to a tile roof, shingle roofs are a breeze in terms of maintenance and repairs. The only thing you really need to be concerned about is accumulation of leaves on the roof and this is only if you have shedding trees close by.

 

Shingles are now sold with respect to warranty term… 30, 40 and 50-year shingles. Many years ago shingles were sold by weight. They stopped marketing them by weight because shingles began to be manufactured with less asphalt and more fiberglass reinforcement.

 

A TYPICAL shingle roof that you will see around Southwest Florida is a 30-year dimensional laminated shingle. The old style of 3-tab shingles have been done away with (at least in Naples, Fort Myers etc.) because they’re not very resistant to wind.

 

As for warranties, there are a few shingle manufacturers that offer leak warranties when installed by a certified installer. But, read the warranty language closely! There are a lot of fine print exclusions and “outs” for the manufacturer. Most of these warranties come with a substantial fee AND require that the incidental materials be manufactured by them, which can also get expensive. A typical warranty simply covers the failure of the material and is pro-rated.
